Forming an important part of planned growth in East Hertfordshire, Gilston Garden Villages are proposals to build around 10,000 new homes over the next decade on an area to the north of Harlow. The homes will form part of a series of seven villages, delivering with them a range of new community facilities to support new residents including schools, healthcare, shops, community halls and sports pitches. New roads and an upgraded junction from the M11 will also form part of strategic infrastructure designed to support the proposals.
East Herts Council and the project developers, Places for People and the Briggins Estate, are working together, in collaboration with the local community, to ensure that we deliver a development of the highest quality, reflective of Garden Town principles.
The sites have already been allocated through the East Herts Local Plan, which plans out development within the East Herts area up to 2031.
From this, further guidance has been worked on in consultation with the council and the community including the Harlow and Gilston Garden Town Spatial Vision and the Gilston Area Concept Framework – setting down a strong vision for the scheme.
Villages 1-6 will be delivered by Places for People on the Gilston Park Estate. Village 7, which is to the south western edge of the proposed area, will be delivered by City & Provincial Properties on land within the Briggins Estate.
The next stage in progressing the planning of these new villages will be the submission of an Outline Planning Application, which allows the development team to co-ordinate and collate detailed technical information to inform the principles of the development, from road layouts and landscaping, to archaeology and surface water drainage. It will also include broad principles guiding design and character areas, to create a sense of place that connects the villages together.
An Outline Planning Application will be brought forward for Village 7, alongside Villages 1-6, through Spring 2019. Beforehand, we’ll publish materials on our website and we’ll also be holding a series of drop in events for more information.
Places for People and CPP will be on hand to answer any questions you have about the plans before outline planning applications are submitted and explain the principles such as location, access and landscaping which have guided the proposals.
